There are certain essential items that are the must-haves of real estate advertising in order to qualify buyers and not end up with a houseful of tyre-kickers at your opens. Justin Hagen, Licensed Estate Agent at Calibre Real Estate shares with us, in his professional opinion, how much you can expect to pay for quality real estate marketing.
How Much Can You Expect To Pay For Quality Real Estate Marketing?
Professional images approx. $150 – $350
The cost of your professional images can vary depending on a few different factors. These could be factors such as how many photographs you require, whether you have drone footage captured and the location of your property.
A Detailed Floor plan approx. $150
These days, it’s rare for a property on the market to not have a floor plan included. Floor plans are a great way to give potential buyers an insight into the layout, dimensions and aspects of your property. Some professional photographers include the floor plan as a bundled package so this could save you some money.
Professional copy writing approx. $0 – $350
Some agencies may not charge you for their copy writing because your sales script is written by their own in-house professionals. Other agencies may outsource the copy writing and pass the fee onto you, the vendor.
Property Signage approx. $100 – $350
The price of your signboard will depend on the type of sign you choose. You could have a generic agency “For Sale” signboard or a detailed photo signboard specifically produced just for your property. Some properties may not be allowed to display a signboard. These are typically if your property is under the bi-laws of a body corporate.
Brochures & Letterbox dropping approx. $0 – $450
The cost of your brochures will vary depending on quantity and quality. You could either have them professionally printed on fancy card or your agent may just printing them in house. Letterbox dropping to other properties in your area is also a great way to notify your local area of your sale.
Online Real Estate Sales Portals approx. $440 – $3000+
Typically, the more you are willing to invest in your marketing campaign, the more you are widening your potential reach for qualified buyers. A bigger reach typically means more buyers and a shorter time on market with a premium sales price.

2. What have you found are the Top Three Disadvantages to short term leasing your house?
1. Forecasting for cash flow is difficult because you aren’t guaranteed that it will be occupied all the time.
2. There’s more time and work involved in managing the bookings & the maintenance of the property
3. We have a higher risk of wear & tear due to the reduced screening process through AirBnB (compared to how Calibre would typically screen a long term lease tenant).
3. What basic furnishings are required?
Similar to styling a property for sale, I believe that furnishings are very important to attract quality guests. In our Airbnb property, we include a Nespresso machine with pods, soda stream and everything that you would typically find in your own home. We found this has helped to make people feel as though they are on holidays as soon as they open the door. It’s also important to include matching towel sets, we also include sanctum organic hotel range of amenities for that added touch of luxury.
4. How much effort should you put into decor?
From my experience, guests like to experience a hotel quality finish but at the same time want to experience a familiarity with the property. Those added stylish touches really can give a lovely point of difference to your property.
5. Do you worry about expensive/bespoke items, in case they get damaged/worn?
When setting up our holiday house as an Airbnb property, we firstly explored the available landlord insurance options for short term letting. We came across Terri Scheer’s short term letting policy. With the assurance of knowing that our property is insured, along with the security deposit that Airbnb holds for 3 days, we have had no incidents in the past 2 years. If you are considering setting up your property as an Airbnb property, you will have to allow some slight damage such as broken wine glasses or crockery, accidents happen. When furnishing our house, we purchased extra glasses, plates and cutlery that is on hand, should one break during a stay.
6. What styling tips seem to work well?
Style according to your property and niche you are wanting to attract. Generally speaking, a clean neutral palette appeals to a wider market.

It’s safe to say Justin & Alice’s lives have been rather busy since starting the successful South East Queensland based Real Estate agency back in 2009. The couple have three children under 9 years and are just in the process of finalising the new build of their Ashgrove property. That coupled with the pressure of running a business has resulted in 2017 being a very busy year indeed. “Yes, it does get a little hectic sometimes balancing work and family life.” Justin tells us that “working 6 days a week can sometimes become quite the juggling act. But we always try to ensure that we find the right balance. That’s why Alice and I block out our Sundays as family days. It’s a great way to ensure that we still have quality time together, as a family.”
