Every property is under contract when I enquire

Does this sounds familiar? It pays to be quick off the mark. With record low interest rates buyers are out in force. Make sure you are signed up for property alerts through realestate.com so you are informed as soon as a new property hits the market. And be sure to attend the first open home. When we list a property we are immediately inundated with email and phone enquiries, for example 33 Woolcock Street Red Hill, we had 68 enquiries and 45 inspections after 1 day of it being listed. The buyers who attended the first open home had a distinct advantage as opposed to those buyers who enquired a few days later when it was already under offer.

 

Be Prepared to Move Quickly

Familiarise yourself with recent sales, area statistics, have a chosen solicitor and equip yourself with pre-approval. All of these resources will enable you to make a swift decisions, confidently.

 

Multiple Offer Situation

A situation that is becoming more frequent, it pays to be savvy about the different purchasing processes. In a multiple offer situation you put your best offer forward, all contracts are presented to the owner at once, and one is accepted as opposed to a back and forward negotiation. Being mindful of your budget remember owners also look at your conditions. Can you decrease your finance days or increase your deposit amount? Both of these gestures can instil confidence in the seller that you will get finance.

 

Ask Questions

There are no stupid questions! We understand the every buyer is at a different stage with their real estate goals all presenting new and unique situations. Your agent should be happy to answer any questions you may have. Make sure you understand the process what happens once you put an offer in? When will we next speak? When will you be presenting contracts? These are all reasonable questions to ask.

And lastly, don’t get disheartened. The buying process should be fun and exciting not frustrating.
