Why can’t I sell my house? Insider Advice to get it sold.

Putting your property on the market is a big deal, deciding to sell certainly isn’t a decision we make light-heartedly. But throughout the entire emotional roller coaster ride you’ve endured over the last few weeks, have you stopped to consider one massive stumbling block, “Why can’t I sell my house?”. There could be a few reasons why your property hasn’t sold.

You certainly don’t want to go through this entire process without a result at the end. But it’s been a good few weeks, inspection numbers have drastically decreased and now you’re worried your property has gone ‘stale’. Sound familiar?

Without the right strategy, this unfortunate scenario is not uncommon. But luckily for you, according to Licensed Real Estate Agent, Justin Hagen, there are 4 possible reasons why a property doesn’t sell and yours will almost certainly have at least one of them. Justin advises that “when marketed to the correct audience and with an appropriate pricing strategy, it should take between 30-45 days to achieve a result. If your property has been advertised for longer than this without a result, it suggests there may be a problem.”

Why Can’t I Sell My House?

  1. 1. Marketing

How your property is marketed will play a massive part in the sales process. Afterall, what’s the point on putting your property on the market if nobody knows it’s for sale?!

  2. 2. Price

There is a difference between what you would ‘like’ to sell your property for and what the market is willing to pay for it. This will come down to your agent and how well they communicate with you what the feedback is from buyers who view your property.

  3. 3. Presentation

Presentation is key. You want your buyer to instantly fall in love with the property. Decluttering and depersonalising your property could be the difference between ‘For Sale’ and ‘SOLD!‘ Check out these articles for tips on How To Style Your Property Like a Pro and The 7 Basics to Preparing Your Property For Inspection.

  4. 4. Agent

You need to be able to trust that your agent is always working for you. You need confidence in their ability to get you the best possible result. Your agent should NEVER keep you in the dark about any aspect of your sale and should ALWAYS be communicating with you along the way.
