First Impressions When Selling

Psychologists say that we make up our minds about a person within the first fifteen seconds of meeting them. And the same is true when viewing a house. It’s likely a prospective buyer will have made up their mind before they’ve even walked through your front door. So making sure that first impression is the right one is extremely important.

A lot has been written about how to style the interior of your house i.e. the smell of coffee floating through the air, the use of mirrors so the buyer can literally see themselves there. But not much is said about the front exterior. Which could in reality be what makes or breaks your sale.

The key is to think like a buyer. Get inside their head and see your home through their eyes, starting with before they’ve even left their own.

Even before a potential buyer has come to see your house, the first thing they are likely to do is view photos of your property online. Even the look of the outside of your house can put someone off or draw them in. Have a look at your real estate agents current listings and check the quality of their photography because it could mean the difference between twenty viewings and none.

De-clutter your home, this can be one of the more tedious tasks to making a great first impression and preparing your home for sale but the overall outcome is amazing. Get into the mind set of “spring clean” not “speed clean” dedicate 1-2 days to getting rid of all the clutter around the house and really open up the great spaces your home has to offer. Before doing this consider getting a stylist in for a consultation you will find most stylists have a free consultation and can have great tips and ideas and may be able to add a little extra wow factor for you.

Remember you want to allow for every buyer to imagine themselves living in your home and there are many ways, tips and tricks people have come up with over the years, the best by far however is to depersonalise your home. Changing the family photos on the wall to a mirror so buyers can see themselves in your home allows for emotional attachment and could mean a bigger faster sale for you.

Now that you have done all that you can to prepare your home for sale. The final part is to make sure your agent is confident, realistic and and you have set out a strategy together to achieve a premium result for you.
